About Kağıthane

Kağıthane is a fast-regenerating central European-side district in the valley at the head of the Golden Horn, transformed since the 2000s from an industrial zone into a new-build investment hotspot. Its key advantage is location — it sits directly beside the Levent–Maslak central business district, so prices run materially below those premium areas while offering the same commute. The historic Sadabad area along the Kağıthane stream recalls the Tulip-Age palaces, and Vadistanbul's mall-and-residences cluster is minutes away. For buyers, pricing is around $2,300–$3,000/m² (up to ~$6,000/m² for the best metro-adjacent, high-view stock): one-beds roughly $140,000–$185,000, two-beds $270,000–$345,000 and three-beds $525,000–$1.1M. Prices reportedly jumped 30%+ after the M7 metro opened; reported yields vary by source (a wide ~3.5–8% range — treat with caution). Kağıthane now sits on the M7 (Mecidiyeköy–Mahmutbey) and M11 (Gayrettepe–Istanbul Airport) metro lines. The buyer base mixes CBD commuters and investors; Turkey's $400K citizenship route applies where package values reach it. See the Istanbul City Guide and Turkey Investor Guide.
