About Makovci

Makovci, Macovzi in Italian, is a scattered village of 92 permanent residents (2021 census) spread over 7.6 km² of hills between Grožnjan and Završje, whose leaning 22-metre bell tower looks over the Mirna valley. The Parenzana, the old Trieste to Poreč railway that is now an 80 km cycling and walking trail, runs through Završje and Kostanjica with tunnels and viaducts close by. Grožnjan's galleries and summer concerts are a short drive west, and Motovun sits across the valley. The municipal plan records only six occasional residents here, so Makovci is still a lived-in village rather than a holiday-home cluster. The spatial plan gives Makovci 27.65 hectares of building land, of which 13.75 hectares, about half, is still unbuilt, the largest reserve of any small settlement in the municipality, plus two small tourist zones at Sv. Juraj (28 beds) and Kaštelir (48 beds). Stock is renovated stone houses and newer pool villas on large plots, and building plots in the municipality ask around 100 euros per square metre. Grožnjan municipality asked 3,817 euros per square metre in September 2026, down 8.8% year on year. Long-let rents of 12.69 euros per square metre imply about 4% gross, and pool villas earn more in July and August over a season shorter than the coast's.
