Dubai Production City (formerly IMPZ, the International Media Production Zone) is a budget-friendly, high-yield apartment community built around a cluster of landscaped lakes with lakeside running tracks — a TECOM free-zone "sleeper" with its own community mall but no metro. City Centre Me'aisem (a Majid Al Futtaim mall anchored by Carrefour) serves the community, the Dubai Autodrome in Motor City is ~10 minutes away, and schools and nurseries sit in neighbouring Motor City and Sports City. For buyers, it is one of Dubai's cheapest entry points: studios run about AED 350,000–600,000, one-beds AED 450,000–950,000, two-beds AED 750,000–1.5M and three-beds AED 1.1M–2.3M; the community is apartment-only, with Samana among active developers. Gross yields are among the city's highest at roughly 7.8% area average (studios cited near 9%+), reflecting the low entry prices. There is no metro and none planned — access is by car via Sheikh Mohammed Bin Zayed Road (E311) and Al Khail Road (E44). The buyer base is yield-focused investors and budget end-users/long-term tenants, with high occupancy and relatively low volatility.
