About Momjan

Momjan, Momiano in Italian, is a village of 239 residents (2021 census) spread over 7.2 km² of vineyard hills about 5 km northeast of Buje, close to the Slovenian border. It gives its name to Muškat Momjanski, the local muscat grape, and family wineries such as Kozlović, Kabola, Sinković and Prelac work the surrounding slopes. The castle above the village dates from 1234 and passed to the Rota family of Bergamo in 1548; one of its four towers still stands over the Dragonja valley. Each November the village marks St Martin's Day with cellar tastings and the Vetrina Muškata muscat show. Stock is restored stone houses, newer stone-and-glass villas and building plots, with asking prices from about €250,000 for a village house to €1.5 million for a large villa. Buje municipality asked €3,467 per m² in September 2026, up 3.5% on a year earlier, against a 12.6% rise in Adriatic Croatia's transaction index. Demand here is wine-route and agritourism led, and the sea at Umag is about 15 km west, so pool villas let well in summer and long lets are thin. Much of the land around the village is agricultural, which non-EU buyers cannot buy directly.
